Helena Jakobsson rented my Apartment in second hand!!!

Meaning I own the apartment but rent this out as a private person.

I was renting out to a guy from East Capital but this girl was asking me over and over if she could rent my apartment instead. So after a while I said, sure lets do it.

We signed a contract that she should rent the apartment for 9 months.. After that we had 1 months  notice time.

One extra months deposit had to be given also.

She moved in, and after 2months I got a mail that she got some work in New York and had to move.. So she gave me 1 months notice.

I was not very happy about it, due to that it would give me extra work trying to find a new person to rent my apartment.

But I said, OKEJ I will make this work…

I was very tiered about this now, I could not find anybody on so short notice so I decided  to sell the apartment..

I started to arranged everything before a sale.

This was in July month 2010, I really wanted to relax during this month but that was not possible now when all this had to be arranged.

I was supposed to meet Helena on the day when she was to return the Keys !! She did not come !!

She did NOT even answer her phone while I waited the whole day. The day after,  I decided to call a lock-guy to open the door.

When I enter the apartment, there was filth and dirty all over the small apartment..

She had NOT cleaned !!!

So I had to call a cleaning firm, on a weekend. There was also some things broken, bathroom things, big crack on the Mahogny kitchen bench, marks on the floor and most of all a damage bathroom floor. All this ended up to be way more then her deposit. So I told her that I had to keep the deposit. I just wanted to get this over with. That is why I did not proceed to claim for all the damages.

She got angry and started to call me names. Now I also get angry. Here she Breaks the contract, giving me extra hassle during the best time of the year (July) to fix everything, I was also waiting on her on the date we where supposed to meet for giving over the keys. She did NOT show up, not even answering her phone…

I told her that I been very nice to her but there is a limit, and told her what she could do.

Fuck Off !!!

Later she goes to the Swedish (Hyresnämden) rent-tribunal. A Government thing that is looking over all renting situations in Sweden. There is a Law in Sweden saying that if somebody is not happy about the price they payed for there apartment, they can file to claim there money  back. 

EVEN if she signed a contract !!!!

The apartment that is being rented in second hand, is not supposed to cost more then an rental apartment of the same standard. BUT there is NO rental apartments of my apartments standard in that area !!

Most of the Apartments is ”bostadsrätter” meaning you have to Buy them..

Anyway

This Law is so Crazy !!!

In downtown Stockholm, it’s quite expensive and I took a price that I think is normal for my apartment..

It was included with ALL the furniture’s on the pictures.

She goes to the ”Hyresnämd” Rental-tribunal and claims back half the money she had to pay per month !!!

They did not go for half but I still needed to pay her back 3000:- Swedish per Month !!!

How can she do this?!?

She was asking me over and over to rent my apartment, there was never any argument over the price !!!

Now she is backstabbing Me !!!

I’m sorry but what a Bitch !!!

Mostly my entry’s is nice and positive but I had to write about the person !!

All this information is True, and if she would like to fail charges about what I have written. Go ahead !!

I’m ready to go to court and claim all the extra cost’s for her breaking the contract !!
